Ways To Build Home Equity In Your Massachusetts Real Estate ...

If you own a home, then it is essential to make developing equity in your family home a top goal. When you establish equity in your real estate it means you are getting closer to reaching full ownership of your property or home outright and very likely even being free from all debt obligations, something many consumers want to achieve. You will find a number of strategies you can complete if you wish to expand equity in your house that involve coming up initially with a a lot higher down payment, using a shorter mortgage, and paying supplementary payments to reduce the outstanding loan amount. A small amount of renovations can even add equity to your Boston real estate, but a lot of consideration should be taken to make sure you don?t choose design changes costing far more than the value they add.

Don?t purchase until you can afford a larger down payment

Saving for a large down payment can help you quickly establish equity whether you are purchasing a single family residence or Boston condos simply because all of that cash paid in your down payment passes straight to your equity. Consequently, saving cash so that you offer a large down payment has a great many amazing benefits. To start with, it instantly adds to your equity, giving you a significantly reduced loan amount meaning you?re going to throw away less cash in interest. If there is any way you can make a large down payment make every effort to do so.

Utilize a 15 year bank loan to replace the usual thirty years

Like Dave Ramsey says, you can live like no one else today so that you can live like no one else. If you sacrifice now to keep from going deep into debt by budgeting for a larger house payment, you are exponentially building your wealth for the long term. Should you decide to bite the bullet and use a 20 year or 15 year property loan, you are achieving a few important things. First, you pay more down on your principal each month, but you?ll pay less money in interest building equity radically quicker. The wealth-building potential of this strategy of reducing the loan term for your mortgage is well known by millionaires; many of them used it and now own their home outright.

Pay extra money towards your principal each month

Another method to establish home equity is to simply make more than just the mimum payment required by the loan agreement. Doing this will help you build your wealth must faster just because all money used to pay down the balance of your loan means more built-in equity and less money going to the lender in interest.

In doing this you will build equity in your home quickly.

(AP) ? Osama bin Laden lived in five safe houses while on the run in Pakistan and fathered four children ? two of them born in government hospitals, his youngest widow has told investigators.

The details of bin Laden's life as a fugitive in Pakistan are contained in the interrogation report of Amal Ahmed Abdel-Fatah al-Sada, bin Laden's 30-year-old Yemeni widow. They appear to raise fresh questions over how bin Laden was able to remain undetected for so long in Pakistan after the Sept. 11, 2001 attacks, despite being the subject of a massive international manhunt.

Details from the report were first published by the Pakistani newspaper Dawn.

The Associated Press obtained a copy on Friday.

Al-Sada is currently in Pakistani custody, along with bin Laden's two other wives and several children. They were arrested after the U.S raid that killed bin Laden in May in his final hideout in the Pakistani army town of Abbottabad. The U.S. Navy SEALs shot her in the leg during the operation.

Mohammed Amir Khalil, a lawyer for the three widows, said the women would be formally charged for illegally staying in Pakistan on April 2. That charge carries a maximum five-year prison sentence.

Since the raid that killed bin Laden, it has been known that he lived mostly in Pakistan since 2002.

Al-Sada's account says she flew to Pakistan in 2000 and traveled to Afghanistan where she married bin Laden before the Sept. 11 attacks.

After that, the family "scattered" and she traveled to Karachi in Pakistan. She later met up with bin Laden in Peshawar and then moved to the Swat Valley, where they lived in two houses. They moved one more time before settling in Abbottabad in 2005.

According to the report, al-Sada said that two of her children were born in government hospitals, but that she stayed only "two or three hours" in the clinics on both occasions. The charge sheet against the three women says that they gave officials fake identities.

During the manhunt for bin Laden, most U.S. and Pakistani officials said that bin Laden was likely living somewhere along the remote Afghanistan-Pakistan border, possibly in a cave.

The fact he was living in populated parts of Pakistan raised suspicions elements in the Pakistani security forces may have been hiding him. U.S. officials have said they have found no evidence this was the case.

Cross-Cultural Conflict Avoidance ? Maximum Change Inc

While avoiding allows conflict to go unresolved or projects responsibility on to others for solving the problem (Fletcher, 2012), it does not allow these individuals to preserve important goals, values and ideas ? nor does it allow them to preserve relationships (Elmer, 1993, p 36). From a Westerner point of view, the ideal that avoiding conflict somehow causes it to go away most often creates the dynamic in which the individual ends up with weak or superficial relationships and little to no influence on important decisions (Elmer, 1993, p 36). However, Elmer (1993) does argue that strategic withdrawal can be a wise choice when emotions are running high and if the confrontation may cause someone to act unwisely or lose control (p 39). Conflict avoidance is also wise when the potential consequences of confrontation are too serious (Elmer, 1993, p 39). As Elmer (1993) puts it, avoiding conflict can be a sign of wisdom and maturity in some cases and in others it may signal an unwillingness to discuss important issues or a refusal to take a stand on a given decision (p 39).

Compromising within conflict resolution in fact seeks to set a middle ground between two parties (Fletcher, 2012). However, Elmer (1993) argues many simply give in to accommodate or smooth over the differences (p 39). Some may see most issues as negotiable and differences not worth fighting about (Elmer, 1993, p 39). Those who are more apt to accommodate are most often willing to forfeit personal goals and values and can be taken advantage of since they are most likely unable to say no (Elmer, 1993,? p39). Contrary to the Western view of conflict resolution, our Asian counterparts are more likely to work to prevent conflicts or avoid them altogether (Fletcher, 2012).

How to save Europe's most threatened butterflies

Wednesday, March 28, 2012

New guidelines on how to save some of Europe's most threatened butterfly species have been published by a team of scientists co-ordinated by Butterfly Conservation Europe. The report covers 29 threatened species listed on the EU Habitats Directive. Each Member State has a responsibility to conserve these species. The new report will provide crucial information on how to achieve this goal and meet their international biodiversity targets.

The report entitled "Dos and don'ts for butterflies of the Habitats Directive of the European Union" was published in the form of an "Applied Conservation" paper in the newly launched open-access journal Nature Conservation (press release on the journal launch). It includes detailed accounts of each species, their habitat requirements and food-plants, as well as a list of dos and don'ts in the management of their habitats.

European butterflies are under huge threat and almost 10% are now threatened with extinction. The European grassland indicator shows that the abundance of 17 characteristic butterflies has declined by over 70% in the last 15 years. The main reasons for the declines are habitat loss and incorrect management. Many habitats are now either abandoned from agriculture, allowing them to become overgrown with scrub, while others are too intensively managed. The new publication is thus a pivotal step to get remaining habitats better managed.

Butterflies are sensitive indicators of the environment and populations respond very quickly to habitat change. Management for butterflies will help ensure the survival of a wide range of other insects, which form the bedrock of European biodiversity. The guidelines will help ensure that European habitats are managed in a sustainable way that helps the survival of humans as well as wildlife.

The lead author, Chris van Swaay of Dutch Butterfly Conservation said "Managing habitats in the correct way is the single most important issue affecting the survival of European butterflies. This is the first time that practical information has been brought together to address the issue. We hope the advice will be taken up urgently across Europe to help save these beautiful species from extinction."

Klaus Henle of UFZ (Germany) who established the new journal in collaboration with Lyubomir Penev at Pensoft (Bulgaria) within the European Union's FP7 project SCALES says "Biodiversity loss is one of the most important topics facing the future of our planet. Our new open access journal Nature Conservation is intended to make scientific information freely available to help conserve nature and create a healthy world for everyone. The journal aims particularly at facilitating better interaction between scientists and practitioners and its major goal is to support synergistic interactions among scientists, policy-makers, and managers."

>> that's right. this gives law professors a good name. a law professor was a mastermind of this and initially, his argument against the individual mandate was, scoffed at or many people gave the back of their hands. but over time it has gotten traction. i want to emphasize that even though we're hearing a lot of doom and gloom for the individual mandate, we actually went into this knowing that we had before a liberal justice, probably being sympathetic to the affordable care act and justice thomas on the other side crusading against it. those four other votes were in play. i think we've learned that justice alito was left empathetic. he was a dark horse going into this. i don't think the other justices are that much of a surprise. they're all looking for a himming principle. ? we played the sound from justice kennedy who said assume for the moment this is unprecedented. this is a step beyond what our cases have allowed. the affirmative duty to act, to go into commerce. if that is so, do you have a heavy burden of justification? people williams pointing out the answer was not provided to justice kennedy . let me get your thoughts on what kenji referred to. this gloom and doom that some of these court watchers have come out with today.

>> i'm completely opposite. i was in the courtroom today and i thought contrary to what pete said, that argument business the challengers were incredibly thin on the court over the course of it. the justices came out kind of swinging at the law a little bit. i think by the end of the two hours, you had both chief justice roberts and justice kennedy asking very skeptical questions of the challengers of this act. and i think the end of the day , i think the thinness of the claims against this law that were called frivolous at the beginning of this lawsuit started to look very frivolous at the end of the lawsuit. justice kennedy talked about how this was, the conduct here. the not buying insurance was uniquely approximate to the risk of unpaid health insurance bills. and i think he gets at that. and a key point of this, this is a regulation of interstate commerce . it is at the core of what the federal government is supposed to be able to do under the constitutional authority . i think that's why at the end of the day , the courts will uphold this law.

>> let me bring you back to justice scalia and the comment about the broccoli in that that has been actually, i don't want to call it a talking point for a justice. i've heard a lot of people on the right and those opposed to this health care law bring that up as a comparison. meanwhile on the left, you have many who tweeted me and sent e-mails saying what about car insurance ? people are required to have that. how do you balance these analogies, if they are even analogies of what we are really talking about here.

>> i thought what was most disappointing about the argument today was justice scalia seemed to be a partisan advocate for the side, the claimants against this law. he wasn't seriously considering this law as you would expect, given his pint in a case that upheld federal regulation of medical marijuana . i guess that was just about the subject of the race case, which was about regulating marijuana, which he is favorable toward. i wouldn't count him as one of the justices who i think at the end of the day will uphold it. i do think that both chief justice roberts and justice kennedy were listening carefully. by the end of the day , were much more sympathetic to the federal government 's claims than they were at the beginning.

>> let me bring you in. it is your article that i was talking about. the headline. how the health care case went mainstream. and i've pointed out again these people who are protesting out front on morning joe today. it was noted that depending on who is the quote/unquote loser in this, you can rally your side in november. perhaps to your advantage, even if the supreme court does not go to the side you wish or hope that they should here.

>> there is no question people will try to make political hey out of it and being defeated at the court can be more of a rallying cry politically than being successful there. that said, i think from the obama administration's perspective ask from the president's perspective himself, it would be a pretty tremendous blow. you have to remember this was sort of the main thing the administration was doing for about a year. it's really the key stone of obama 's policy. and if the supreme court strikes it down, if you set politics aside, just in terms of the practical accomplishments of the first term of his presidency, there really wouldn't be a lot left on the table beyond the economic issues and the stimulus. so it would be a serious body blow to the white house . i do think they could run the usual liberal campaign against the supreme court saying it is an activist court . where conservatives are out of control, striking down legislation that we need. i'm just not sure that's the way the white house would want this to come out.

>> oxley, we do know the white house is now at least attempting to embrace the obamacare moniker that really came from a lot of tea party members as an insult. now the white house and team obama trying to embrace that. josh, let me ask you. you talk about the blow, if the supreme court says it is unconstitutional, this individual mandate. the blow that it would provide to the obama administration if mitt romney is the nominee here. what kind of blow does it provide to what david plouffe referred to as the godfather of the health care law we're at. we're waiting on new sound from rick santorum who was there in washington in front of the supreme court , taking rightfully advantage of this opening with this health care debate and where mitt romney has stood when he was governor of massachusetts , and now he's obviously offering up something else. now that he's running for president.

>> if the law is upheld, it does leave the political issue of obamacare on the table. you can have republicans run against it saying we'll repeal it. that's clearly what rick santorum is doing, saying as he more logical vehicle for repealing obamacare than is mitt romney who proposed something similar in massachusetts. we should say that legally there are two very different questions about whether a state can impose a scheme like this on its citizens and whether the country as a whole can have a scheme like this under the u.s. constitution . so the supreme court will be ruling only on the issue of whether the federal government is entitled to impose this kind of a mandate.

>> could you let me bring you back in? the atlantic wire had a survey. a survey of supreme court clerks and lawyers found that most of them expect that at least the central portions of the president's health care law , only 35% survey thought the high court would nix the individual mandate there. i'm not one to run the numbers games here. but when you look at this and you also look at josh mentioning in his story that a former clerk to justice scalia , d.c. circuit court judge lawrence silverman voted to uphold the law that legal scholars like yourself took notice with this.

>> it is not just silverman of the d.c. circuit but also judge sutton on the sixth circuit. they are emthen, respected, conservative intellectual judges who have voted to up hold the individual mandate. i want to go back to what josh was saying with regard to how this is a federal/state issue. nobody is saying the state is requiring people to get car insurance . this is about whether the federal government which has to point to a power in the constitution has the power to do this.

>> we are looking at, and josh, these are live pictures of a pretty big group of people out front. obviously passionate to see what happens on day three tomorrow. but doug, i was watching and you have a number of people who come out and say, listen. i should not be required to pay this individual mandate. i should not be required to pay for insurance. the counter side, and you know this argument, is that if you're in a car accident , chris matthews had an elegant and fantastic interview yesterday. you're in a car accident in oklahoma. you're waiting for the ambulance to come to go in and provide you some kind of health assistance. whatever your injuriesful are you don't have money to pay for it. somehow the rest us end up paying for your health care if you don't have money. so we are in a sense, if you believe this argument, being penalized already to cover those who don't have health insurance .

>> that's exactly right. our clients are 500 state legislators from every state in the country saying only the federal government can solve this country. and you do. you don't have a constitutional right to freeload. you don't have a constitutional right to impose uninsured costs on other taxpayers. that's all the mandate does. it requires you get a minimum amount of coverage or you pay fine because it costs us, all of us, a ton of money when people go uninsured and then go into emergency rooms . that don't pay their health care bills. that's exactly what justice kennedy at the end of the argument seemed to recognize. is that the step of being uninsured is very close to the economic problem that congress is trying to solve here.

>> let me get josh in quickly before we wrap this up. we've talked to many legal scholars i love this story that you published. what are you hearing we should watch for at least tomorrow on day three? the final day.

>> you're going to have a lot of arguments on this question of how the law fits together. if the individual mandate goes down, do other provisions in the law like requiring companies to issue insurance, like the provisions on preexisting conditions, which are a lot more popular. so we may get more hints from the justices about what they think about how this law fits together. does it fit together like a jigsaw puzzle or do they think they can go through it and knock provisions out one by one? if they think they can do that, that will be more indication that the individual mandate is in trouble. if they do it as kind of interlocked, it might be an indication that they will have to either say the whole law is okay or reject the entire thing.

>> thank you, gentlemen, for your time. i greatly appreciate it. thank you.

Chalk holds: top eight teams make regional finals

KINGSTON, R.I. (AP) ? All season long, the top teams in women's basketball have set themselves apart.

Now they are all that is left.

The top eight seeds have reached the regional finals of the NCAA tournament, but making the next step to the national semifinals may not be so easy.

"Every kid's dream, every coach's preparation is for the Final Four," Connecticut coach Geno Auriemma said. "If you notice when coaches and kids talk, they talk about the Final Four. The thing in their mind is the Final Four.

"That one game (the regional final) means your 40 minutes away from the Final Four. That's when it starts to hit the kids. 'This is it, this is the one I've been waiting for. If we win this game we're going to the Final Four.' Some rise to the occasion and some are beaten down by the pressure of it."

Auriemma's team has consistently risen to the top and they hope to make it five trips in a row to the national semifinals when they face Kentucky on Tuesday night.

Top seeds Baylor, Notre Dame, Connecticut and Stanford have run through their opponents to advance to the regional finals. The four have won by an average of 26 points.

Some of the No. 2 seeds have had a little tougher time. While Duke has cruised through the first three rounds, Kentucky, Tennessee and Maryland all had harder times. The Wildcats had to survive a tough game against Wisconsin-Green Bay in the second round. The Lady Vols and Terps had to pull of huge rallies in the round of 16 to still be playing.

It is the fourth time the top eight teams advanced to the regional finals. The eight remaining teams have combined for 20 of the 30 national championships with only Duke and Kentucky yet to win one.

"That tends to be how it works in women's basketball," said Gonzaga coach Kelly Graves. "You don't see many different faces. In women's basketball you don't see a ton of upsets. I think it's changing. We've broken through three straight years to the Sweet 16. We plan on continuing to be here. I truly believe we have that kind of program now. It's interesting how that worked out. The 1s and 2s should make for a great Elite Eight and tremendous Final Four."

The most intriguing matchup will take place Monday night when top-seed Baylor faces No. 2 Tennessee in Des Moines. The unbeaten Lady Bears and star Brittney Griner will try and reach the national semifinals for the second time in three seasons and finish off their perfect season.

Standing in the way is Pat Summitt and her Lady Vols. If the Lady Bears win, it could mark the final time Summitt roams the sidelines after 38 years and 1,098 wins with the Lady Vols. Summitt announced in August she'd been diagnosed with early onset dementia, Alzheimer's type, and has not committed to coaching next season.

Associate head coach Holly Warlick says Summitt hasn't discussed the situation with her or anyone else. Summitt likely won't come to a decision until at least a few weeks after the season, so for now Tennessee is operating as though she's not leaving.

"We don't talk about it because we feel that tomorrow's not a guarantee for anyone. We've taken this whole situation with Pat one day at a time, one game at a time, and I think (Monday) is no different," Warlick said. "I think she will evaluate it, and right now I'll tell you she's going to be back next year."

One person who won't be back next season is Stanford senior Nnemkadi Ogwumike. She is trying to guide the Cardinal back to the Final Four and the school's first national championship in 20 years. She had 39 points in the regional semifinal win over South Carolina.

For the Cardinal to match LSU and Connecticut as the only schools to reach the Final Four in five straight seasons, they will have to figure a way to slow down Duke.

The Blue Devils are not only shooting lights out but moving the ball well to pile up assists and easy baskets ? and they hope to keep it rolling right into the program's first Final Four since 2006. Duke has gone six straight games shooting above 50 percent in the first half, and wound up at 53.7 percent overall Saturday to follow up its season-best 65.6-percent performance from the field in a 96-80 second-round win over Vanderbilt in which the Blue Devils dished out 28 assists.

The Blue Devils fell to Maryland in the 2006 title game. The Terps would love to get back there after beating defending national champion Texas A&M in the regional semifinals. Now they will try and knock off last season's national runner-up Notre Dame.

The Irish routed St. Bonaventure 79-35 Sunday in the Raleigh Regional semifinals, with their 44-point romp matching the 22-year-old record for scoring margin at the regional stage of the women's NCAA tournament.

Notre Dame coach Muffet McGraw was impressed by the Terps, who rallied from an 18-point deficit to beat the Aggies.

"They're a strong, strong rebounding team," McGraw said of the Terrapins. "They have great size. We're a team that plays four guards. We don't match up well. They're much more physical and so much bigger inside than we are."

Connecticut also likes to play four guards. The Huskies found a balanced offense to complement their stellar defense in a 77-59 victory over Penn State that saw five players score in double figures.

"We wanted to make sure that this was a team thing more than looking around for someone to have a big night," Auriemma said. "The team would have to play great defense and the team would have to execute offensively. I was really happy after the game to sit back and say that's exactly what it was."

Kentucky was happy to be able to relax at the end of its 17-point win over Gonzaga. The Wildcats struggled to get to the regionals, barely beating McNeese State and Green Bay. Now they've reached the regional finals for the second time in three seasons.

"It means a lot to our program," Kentucky coach Matthew Mitchell said. "We are excited to be here and we know we can make history."

Syrian troops bomb towns, kill rebels

Syrian forces have bombed towns and clashed with rebels in several regions as thousands staged anti-regime protests and the European Union slapped sanctions on the country's First Lady.

In Geneva on Friday, the UN Human Rights Council ordered a probe into violations in Syria to be extended, asking investigators to map out abuses since a deadly crackdown on protests in the country erupted in March 2011.

UN-Arab League envoy Kofi Annan was to travel this weekend to Moscow and Beijing, the two countries that have blocked Security Council action against Syria over the crackdown.

But he had no immediate plans to return to Damascus.

Adding to pressure on the regime, the EU on Friday agreed to sanction President Bashar al-Assad's glamorous British-born wife Asma, along with his mother, sister and sister-in-law.

Diplomats in Brussels said EU foreign ministers had agreed on an assets freeze and travel ban on the four women and eight other members of Assad's entourage.

Asma Assad, whose parents live in Britain where she grew up, cannot be barred entry to the country, British Foreign Secretary William Hague said.

"But given that we are imposing an asset freeze on all of these individuals and a travel ban on other members of the same family and the regime, we are not expecting Mrs Assad to try to travel to the United Kingdom at the moment."

Assad himself was targeted last May 10, along with his younger brother Maher and four cousins.

Washington welcomed the EU's decision.

"We are gratified that the EU has taken yet another step in tightening the noose on the Assad regime," US State Department spokeswoman Victoria Nuland said.

US Homeland Security Secretary Janet Napolitano announced that Syrians in the United States would be allowed to stay beyond their visas and avoid the risk of returning to their violence-torn country.

Hundreds of thousands of demonstrators turned out on Friday in the hot spots of anti-regime revolt across Syria, the Syrian Observatory for Human Rights said.

At least 33 people were killed in violence nationwide, the Britain-based group said, including 17 civilians, 13 soldiers and three army deserters.

Nine civilians died in districts in Homs hit by gunfire and rockets, it reported.

At least three deserters and a civilian were reported killed in fighting between regime forces and army deserters in Aazaz in the northern province of Aleppo near the Turkish border, the Observatory and activists said.

"Troops are bombing and helicopters flying overhead," activist Mohammed Halabi told AFP in Beirut by telephone from the province. The fighting had been going on since midday on Thursday, he said.

Aazaz, strategically positioned on the road to neighbouring Turkey, is a supply route for Free Syrian Army rebels.

Fierce clashes also erupted mid-afternoon between soldiers and deserters in the villages of Haritan and Anadan, between Aleppo and Aazaz, Halabi said. The Observatory said two civilians were killed in Anadan.

Troops shelled the two villages after deserters attacked a convoy of tanks headed for Aazaz, the activist said.

The state news agency SANA reported "several terrorists" killed in the Sermin region of Idlib and said a bomb under a bridge had killed an army engineer in the Aleppo region.

Videos posted online by activists showed protests in the southern province of Daraa, birthplace of the revolt that monitors say has cost more than 9100 lives.

UN human rights expert Yakin Erturk, meanwhile, told reporters in New York on Friday that at least four Syrian brigadier generals had defected in recent weeks.

In diplomatic efforts to halt the bloodshed, the Security Council on Wednesday adopted a statement urging Assad and his foes to implement "fully and immediately" Annan's peace plan.

The initiative calls for Assad to pull troops and heavy weapons out of protest hubs, a daily two-hour humanitarian ceasefire, access to all areas affected by the fighting and a UN-supervised halt to all clashes.

The opposition Syrian National Council poured scorn on the UN statement, saying it would give the regime more time to continue killing its own people.
